A student room inspection checklist helps you compare the full living arrangement, not just the photograph in an advert. View the actual room and understand the payment terms before committing.
Inspect the essentials
Check doors, locks, windows, ventilation, signs of leaks and the condition of shared facilities. Test water access and ask how electricity and other utilities are managed. Visit at a sensible time when you can assess access and transport safely.
Ask current occupants practical questions about recurring problems, but confirm important promises with the person authorised to let the room.
Price the whole arrangement
List rent, deposit, agency or service charges, utilities, transport and any compulsory shared costs. Ask which payments are refundable, which are recurring and what evidence of payment will be issued.
A lower advertised rent can cost more overall if transport and utilities are much higher. Compare costs over the same period rather than mixing monthly and annual figures.
Check the agreement and authority
Read the written terms, payment recipient and move-in date. Clarify who has authority to rent the room. For a dispute about ownership or contract terms, seek qualified local advice before sending money.
Do not rely solely on urgency such as “pay now or lose it.” Keep a copy of the agreement, receipt and inventory. Photograph the condition with permission where needed and avoid capturing other occupants’ private belongings unnecessarily.
Should I pay from a video tour alone?
Where possible, inspect personally or use a trusted representative who can verify the actual property and terms. A video does not establish payment authority.
What should I ask about roommates?
Clarify occupancy limits, shared expenses, visitor rules and responsibility for damage. Put important expectations in an agreed record.
Is proximity to campus the only transport issue?
No. Check the actual route, availability at class times and practical safety of returning after late academic activities.
